Step 2    Putting Everything together


  • Fix "problem areas" identified by house inspector
  • Get home "Show ready"
  • Create marketing strategy and put house on the Multiple Listing Service

Step 3    Offers & the Negotiation  table


  • Receive an offer, you may have multiple offers to choose from
  • Have your Agent help you clearly understand the offer(s) and the costs to you
  • Negotiate the selling price, terms in the form of a counter offer
  • Fully negotiated and accepted by buyer and seller

Step 4   Agreement Reached.  Opening Escrow


  • Escrow will be opened with a Title Company
  • Complete all inspections, submit required documents, fill out forms, etc…
  • Anticipate possible requests from Buyer to make specific repairs or upgrades
  • Negotiate requests
  • Buyer has agreed upon inspection time to make all inspections and remove contingencies
  • Await loan approval (your agent will keep you informed
  • Prepare to move

Step 5    Close of Escrow: Where’s the money?


  • Loan is approved
  • Buyer has performed all final inspections
  • Closing documents are signed
  • Escrow Closes
  • Title change is recorded
  • Money is disbursed
  • House is sold!
